What Is the Sacramento Railyards?

Just north of Downtown Sacramento sits one of the city's most ambitious redevelopment projects: The Railyards.

The 244-acre site was once a major hub of the Transcontinental Railroad and the Southern Pacific Railroad Shops. Today, Sacramento is transforming the former industrial area into an entirely new mixed-use district with housing, healthcare, restaurants, retail, entertainment, offices, parks and transportation connections.

And this isn't simply a concept for some distant future.

Several major pieces of the Railyards are already built, under construction or moving through development.

What’s Coming to the Sacramento Railyards?

The scale of the project is what makes the Railyards so significant.

Plans for the district envision 6,000 to 10,000 residential units, roughly 500,000 square feet of retail, millions of square feet of commercial space and approximately 30 acres of open space.

The City of Sacramento says the redevelopment is expected to eventually support thousands of jobs while creating a new neighborhood immediately adjacent to Downtown.

Some of the major projects include:

  • Sacramento Republic FC Stadium: Construction broke ground in August 2025 on a new 12,000-seat stadium planned to host professional soccer and other events.
  • Historic Central Shops: Sacramento's historic railroad buildings are being restored and reimagined for dining, shopping and entertainment.
  • Paint Shop Concert Venue: A historic railroad building is being transformed into a roughly 3,700-seat live-music venue, with an opening targeted for fall 2027.
  • Kaiser Permanente Medical Center: A major medical campus is under construction in the Railyards, with the hospital expected to open in 2029.
  • Housing: Thousands of residential units are envisioned throughout the district, including both market-rate and affordable housing.
  • Sacramento Valley Station: Transportation improvements are intended to strengthen connections between the Railyards, Downtown Sacramento and the broader region.

The Historic Central Shops Could Become a Major Sacramento Destination

One of the more interesting parts of the Railyards is that Sacramento isn't simply demolishing its railroad history and starting over.

The Central Shops are being preserved and adapted into a new retail and entertainment district.

These massive 19th-century railroad buildings once supported locomotive construction and repair. The vision now is for the historic structures and surrounding plazas to become home to restaurants, bars, shopping, entertainment and gathering spaces.

That combination could give the Railyards something many new developments can't recreate: actual history and character.

Instead of a completely new shopping center, you're talking about eating dinner, attending a concert or meeting friends inside and around buildings that helped shape Sacramento more than a century ago.

Why the Railyards Matters for Sacramento Real Estate

This is where the project becomes particularly interesting for homeowners, buyers and investors.

The Railyards is effectively creating a new neighborhood immediately next to Sacramento's existing urban core.

The City expects the project to reconnect Downtown with surrounding neighborhoods while introducing new housing, employment, businesses, infrastructure and public spaces.

That doesn't automatically mean nearby home values will rise by a particular amount—real estate values depend on many factors—but major development can change how people interact with and perceive an area.

The long-term plan emphasizes multimodal transportation, pedestrian connections and easier access between the Railyards, Downtown and surrounding neighborhoods.

For residents, the vision is essentially this:

Live nearby. Walk to dinner. Catch a concert. Go to a soccer game. Access healthcare. Take the train. Head Downtown.

All without needing each destination to exist miles apart.

Is the Sacramento Railyards Actually Happening?

Yes—but it's important to distinguish between what is underway now and what remains part of the broader long-term vision.

As of September 2026, the Republic FC stadium has broken ground, the Kaiser medical campus is under construction, existing housing is occupied, and work continues around the Central Shops and other portions of the district.

At the same time, a 244-acre neighborhood isn't built overnight. Other components—including additional housing, hotels, offices, restaurants, retail, parks and public spaces—will continue developing in phases.

So Sacramento isn't waiting for the Railyards to begin.

It's already beginning.

The Railyards represents something bigger than one new stadium or one new apartment building.

It's an attempt to transform a historically significant but underused section of Sacramento into an extension of the city's urban core—while preserving some of the railroad history that made the site important in the first place.
